Thetis building, designed by Atelier Xavier Bohl / Artelia Group / A. F. Modinos & S. A. Vrahimis, is located on the threshold between the commercial area and the residential blocks of the Limassol Marina, overlooking the South-West coast of the gulf. The owners of the flat took the realisation of the interior of it under their own responsibility.
Inside this generous shell, we worked with what the space quietly offered: height, horizon, and the promise of a home that could evolve. A mezzanine folds into the volume — a desk turned toward the sea for work, and a secluded resting nook tucked alongside it. Beneath, the kitchen and pantry slip into the stair volume, keeping storage close yet unseen.
The living area remains open, calm in proportion and tone. A bookshelf becomes a soft threshold between dining and sitting — not a wall, but a companion to daily life. Beyond a single sliding door, a corridor leads to the private rooms. Its scale and light suggest a cabin passage: intimate, focussed, almost cinematic.
Materials stay warm and simple — timber, white surfaces, considered lighting. The home shifts easily from family dwelling to quiet retreat: a place to cook, write, or watch the sky change over the water. A small flat, shaped to hold both energy and stillness.
